What is a Pre-Application and Why Should You Submit One?

A pre-application, in principal is the most cost-risk efficient process of making sure that you can undertake what you want to do before expending a substantial amount of money that it often takes in order to get planning permission. In principal, the pre-application system presented by local planning authorities is a good system; it’s a system where you go to them and you ask them “can I, in principal, get planning permission here and if I can, what do I need to do and how much will it cost?”

The principal is great, however in reality there is a problem in terms of the delivery, the process is slow, it’s inefficient and often the information provided is inaccurate or incomplete. So, PreApp seeks to reinvent this process by giving you more accurate information as quickly and as cheaply as possible in order to support your process.

PreApp should be undertaken in order to as best as possible allow you to justify the costs associated with a planning application, whether that be a planning application fee due to local planning authorities which is never cheap, the costs associated with architects or any other technical reports needed to support your case. These components in the vast majority of cases are a significant amount of investment and it’s important that you undertake that with as little risk as possible.

That, in a nutshell, is why pre-application submissions exist. The principal of it is sound, the delivery of it by local planning authorities is not to standard, and so PreApp has now been born!
